Conamar secured this project via competitive tender, following our successful works on several comparable office schemes in the locality.

The building is a 4 storey structure with a 2 storey basement, which we are converting to CAT A office space, Targeted to BREEAM Excellent.

The fit-out includes an extensive refurbishment of the property to deliver high-quality Cat A offices. Additionally, the reception and entrance will be updated with a terracotta palette to create an inviting space. The proposed basement will include bike and shower amenities accessible via road ramp.

Furthermore, the upper massing will be replaced to ensure a clear case level as part of a wider building improvement works. A new vertical extension will form a further floor of office accommodation, and we are also stripping back the existing roof and associated steelwork to form a new terrace area and plant enclosure. For decarbonisation measures, all existing windows will be replaced with double glazing with low u-values and low g-values to improve the thermal performance of the existing external walls, and the extension to the 4th floor roof and the existing roof building fabric will be improved to improve the BRUKL and EPC. With regards to improving carbon dioxide savings air source heat pumps will be used to provide heating, cooling and domestic hot water, lighting will be 100% LED and there wi ll be mechanical ventilation with heat recovery and natural ventilation via trickle vents.

To maximise on-site renewable energy generation and minimise operational emissions and grid based energy consumption, heat pumps will be utilised, as well as 10 solar photovoltaic panels covering 25m2 section of the roof.

The site is particularly constrained and we have worked closely with our supply chain (and in particular our scaffold specialist) to fully plan the works. We have lisied with the Local Authority to develop our logistics and traffic management plans to mitigate disruption to the local residents.
